The hotel will feature standard and suite-style room configurations, with guest rooms present on levels 2–6 of the property’s proposed single building.

The standard guest rooms will offer upscale amenities for this hotel class, while the suites shall feature a larger living area and additional amenities such as a kitchenette and dining table. The guest room bathrooms shall be generously sized, featuring independent rain shower and hand-held showers, and stone vanity tops.

The floors will be a combination of tile and wood finish LVT- No carpet or wood to deteriorate.  A combination of printed vinyl wall covering and paint will finish the walls. 

The guest rooms will range in size from 312 square feet all the way up to 751 square feet for an extended-stay suite.  The Guest Rooms are positioned to compete extremely well in size and amenities with all Guest Rooms in the Hotel’s competitive set.

MARKET OVERVIEW

Project Grace (Downtown Redevelopment Project)

New Hanover County is transforming an entire block in downtown Wilmington, anchoring cultural resources to spark curiosity, exploration, and learning for residents and visitors.

The project includes a new, modern library and Cape Fear Museum facility and a future mixed-use development, bringing new business opportunities that complement the community-centered approach to building a downtown cultural hub. Construction has begun for the new library and museum facility expected to open in late 2025.

The south side of the block where the existing downtown Public Library resides will be sold to Cape Fear Development and construction will begin within two years of the sale.

Film Industry Star Power

CineSpace, formerly known as EUE/Screen Gems Studios, is expanding its studio space in Wilmington to accommodate the anticipated growth in production.

Several upcoming productions are confirmed to film in Wilmington and its three island beaches, including the highly anticipated fourth season of Netflix’s Outer Banks and the third season of Amazon Prime TV’s The Summer I Turned Pretty. These productions further enhance Wilmington’s reputation as a premier filming location and a destination for visitors interested in the growing trend of “set-jetting”—visiting film sites from their favorite shows and movies. 

The studios are located a half mile from the main entrance to the airport property and will be a significant source of extended stay guests.

Arrival of Epsilon Advanced Materials into Brunswick County, NC

Epsilon Advanced Materials, an Indian battery materials maker, plans to build a $650 million plant in Brunswick County, near Wilmington. They expect to employ 500 people by 2028.
